Airbnb's help center says most hosts pay a single fee of 15.5% of each booking, deducted from the payout. Furnished Finder charges $199 a year per listing and no booking commission.

None of the published earnings figures cover private rooms. AirDNA data reported by Magicdoor puts typical gross revenue for whole listings at $30.6K a year in Houston and $67.3K in San Diego, before fees, cleaning and taxes.

The main catch is rules: city permits, HOA and lease limits, and insurance. It suits homeowners with a spare bedroom who are fine sharing the home.

How the money works for a spare room

On Airbnb, the guest pays through the platform and Airbnb pays you after taking its fee. A room listing needs a bedroom with a door, exclusive to the guest, shared access to a common space, and your own name as host.

The AirDNA revenue and occupancy figures cover whole listings and all property types, and revenue is before fees, cleaning and taxes, so it is not profit. The BLS wage data is for salaried lodging managers and excludes self-employed workers, so it benchmarks paid management jobs, not host income. Furnished Finder's average rent is its own claim and isn't specific to rooms.

AirDNA reported that U.S. occupancy slipped in October 2025 as supply expanded. An aggregator, AirROI, puts early-2026 U.S. average occupancy at 50-54%, down from about 57% in 2024, and says beach and ski markets swing 30 to 40 percentage points between peak and off-season.

Where to find guests

Only Airbnb in this table has a room listing type, and Vrbo lists whole properties only, so a spare room can't go there.

Permits, insurance and taxes in the U.S.

Permit rules differ by city and state. Phoenix's short-term rental registry requires a permit for all short-term rentals, with a minimum first-violation penalty of $500 or one night's rental fee. New York City's Local Law 18 allows penalties up to $5,000 per unregistered transaction, and platforms removed tens of thousands of listings after it.

Lodging tax is state and local. In Texas, the hotel occupancy tax applies to all short-term rentals, and the owner must pay it unless a platform has agreed to collect it.

The NAIC says most homeowners policies aren't designed to cover short-term rental accidents.

IRS Topic 415 says rental income from a dwelling is taxable, certain expenses are deductible, and expenses are split between rental and personal use when you live in the home.

Risks and red flags for hosts

Lease and HOA limits. City permission doesn't guarantee HOA permission, because CC&Rs can be stricter. California law lets HOAs prohibit rentals of 30 days or less. A 2016 San Diego bar article says tenants who list without landlord approval risk eviction.

Platform risk. Airbnb's host cancellation policy charges 10% to 50% of the reservation depending on how much notice you give, with a $50 minimum, and says hosts who cancel without a valid reason can face suspension and loss of Superhost status. Airbnb may deactivate accounts with or without notice, and upcoming reservations can be canceled, and the host may get no compensation.

Liability. Airbnb's host liability program covers your legal liability for guest injury or property damage, but in the U.S. it may be underwritten by a non-admitted insurer without state guaranty protection.

Who renting a room fits, and who should skip it

Fits you if:

  • You own your home, or have written permission, and no HOA or lease bars rentals. Per-visit work like house cleaning needs no such permission.
  • You're comfortable sharing common space with a stranger for several nights at a time.
  • You want guests to come to you, with no travel between jobs.

Skip it if:

  • You rent your home or live under an HOA and haven't read the documents. Pet sitting is paid per visit or per night without turning your home into a rental.
  • You need steady monthly income. Occupancy swings by season and market.
  • You don't want strangers in your home. Handyman services and house cleaning happen at the customer's home.

How to start hosting a room

  1. Search your city's .gov site for short-term rental registration, using Phoenix's registry as a model of what to look for.
  2. Read your HOA's CC&Rs or your lease for rental limits. RealManage lists the rules HOAs commonly use.
  3. Ask your insurer in writing whether a short-term rental is covered, using the NAIC's guidance as a checklist.
  4. Check your room against Airbnb's room requirements and list it under your own name.
  5. Read the host cancellation policy before you accept bookings.
  6. Track income and costs from the first booking, following IRS Topic 415.
