Is Hipcamp worth it for landowners and campground hosts?

Hipcamp pays you the booking price minus a commission. Whether it fits depends on your insurance history, what you put on the land and how you take bookings.

How much Hipcamp takes from your pay

Listing is free. Hipcamp's help center says private landowners pay a 15% commission and parks connected through a property management system pay 12.5%, charged only on confirmed bookings. Hipcamp's help page, updated Aug 18, 2025, says the commission covers Stripe payment processing, so there is no separate processing line. An older, undated campground page lists a separate card processing charge. If you host a campground-type listing, check which applies to you.

How and when Hipcamp pays you

Your pay depends on when the guest leaves, not when they arrive. Hipcamp doesn't publish a minimum payout, and its help pages describe no instant payout option. Direct deposit needs a Stripe account, PayPal is the alternative, and the two methods arrive at different speeds.

Hipcamp requirements and how long approval takes

Hipcamp says new hosts must verify their identity and pass a background check. Its privacy policy says it may obtain criminal record reports and sex offender registrations, at its discretion and as the law allows, and may use third-party data such as credit-bureau information to verify identity. It doesn't name the vendor, the cost or which hosts are screened.

Every campsite must have access to a toilet, Hipcamp says. Zoning is yours to check. Hipcamp expects hosts to follow all applicable laws and says zoning affects which permits you need. It points hosts to a county or city online zoning map, or a call to the planning or zoning department.

On insurance, Hipcamp says a live listing needs either your own commercial policy or qualification for Hipcamp's. Its policy doesn't replace a homeowners policy. It is excess to your homeowner's insurance and primary only if you have none. If you carry your own insurance, Hipcamp's is always secondary.

Other figures

Per night

Every per-host figure from Hipcamp itself is its own claim, with no sample size or definition of "most" hosts. Hipcamp says earnings depend on accommodation type, location, amenities and how often you host, and that the figures are not net of commission or costs.

Hipcamp commissioned Earth Economics reports for San Luis Obispo and Mendocino counties in California. Each covers one county, and the Mendocino release is from 2022. Hipcamp says the estimates draw on its own survey and platform data. The $300M+ total is cumulative across all hosts, so it says nothing about what one host earns.

Nightly rates are prices. Your income is the price times the nights actually booked, minus commission. Hipcamp doesn't publish occupancy or nights booked per listing, and no independent study with a stated sample measures typical host earnings.

Can Hipcamp deactivate your account?

Yes. Hipcamp's Terms say it may suspend or terminate an account for untrue, inaccurate, outdated or incomplete information, or reasonable suspicion of it, and may remove content in its sole discretion. Hipcamp can deactivate a property if you don't provide a requested W-9. Its Host Standards say unwarranted cancellations can affect search placement and result in deactivation. Hipcamp doesn't publish a formal appeal process, only a support request and ticket route. The Terms can change at Hipcamp's sole discretion and bind existing users 30 days after notice.

The Property Protection Plan covers up to $10,000 of camper damage to eligible property when direct payment doesn't resolve it. Hipcamp says it is not insurance. Exclusions include animals, trees, lawns and plants, vehicles in motion, shared or common areas, personal items, wear and tear, loss of income and unexplained loss. You must contact Support within 14 days of checkout or before the next check-in, whichever is earlier, and Hipcamp advises a police report. Claims take two to three weeks to review. Hipcamp can't reimburse your own labor, but third-party labor invoices and materials count.

Is Hipcamp legit?

Hipcamp's U.S. operating entity is Hipcamp, Inc. It is a private company. A 2017 SEC Form D amendment reported 15 investors and was signed by Alyssa Ravasio as President and CEO.

In Marshall v. Hipcamp, a plaintiff alleged premises liability negligence and gross negligence tied to a campsite. In May 2024 the court granted Hipcamp's motion to compel arbitration. That ruling decides where the dispute is heard, not whether the claims are true. Hipcamp's Terms contain a binding arbitration agreement and class action waiver unless you opt out.

Taxes on Hipcamp income

Hipcamp lists 1099-K thresholds of over $5,000 for 2024 and over $20,000 and 200 transactions for 2025. It states no threshold for the 2026 tax year.

Occupancy taxes are split. Hipcamp collects and remits them only where it has determined it has a collection obligation, and hosts can't opt out without a validated government exemption. It may collect only some taxes in a place, so you may still owe others, such as city taxes. In Kentucky it collects state taxes but not local ones. Some jurisdictions tax only stays that include a physical structure. Taxes you collect through the dashboard tool are paid out to you, and you must remit them. Taxes Hipcamp remits don't appear in your weekly payout summary. Hipcamp says it gives no legal or accounting advice and may change its tax list, most recently adding Oregon on Oct 1, 2026.
